It may be worthwhile taking a loan in the same currency that the property is traded in, regardless of the exchange rate at the time of purchase. By borrowing and buying in euros, you reduce the risk of currency fluctuations linked to the investment in a foreign holiday home.

Questions and answers

What are the loan conditions?

It is possible to borrow up to 70% of the lowest value of the purchase price and valuation with a mortgage in the home in question. Loans in euros with a maximum term of 30 years, with instalments due every quarter.

The minimum loan amount for private individuals is EUR 150 000. This means that we can finance purchases from EUR 215 000 and above.

If you wish to buy a corporate home in a company, the minimum loan amount will be EUR 500 000. Purchase prices start at EUR 715 000 and above.

Can I take out a loan in my company?

It is possible to take loans through your own company. If you want to finance or refinance a property via your company, the bank will require a personal guarantee in the form of consumer participation from the main shareholder(s).

Can I apply to refinance my existing holiday home?

Yes, it is entirely possible to refinance loans from Norwegian and foreign banks. Our advisers will help you find the right solutions for you.

How do I apply for a pre-qualification letter?

You can apply for a pre-qualification letter before you find the property you want to buy. A pre-qualification letter is a useful document that confirms the bank’s willingness to lend you a certain amount of money based on given assumptions.

When you have a pre-qualification letter, you’ll be able to act quickly when the right opportunity appears. A pre-qualification letter is not compulsory for the process of finding your dream house; it can, however, reassure potential sellers of your ability to finance a purchase.

If you have already found the home you want to buy, you will receive a mortgage offer if the credit proposal is granted. Financing requires that the home you wish to purchase is approved by the bank after the valuation has been produced.

You may find that the valuation comes in lower than the agreed purchase price. In such cases you will need more equity. However, we will guide you securely through the financing process.

What do you need to bear in mind relative to inheritance and generational change?

When you own property abroad, you must comply with laws and regulations both where you are resident for tax purposes and the country in which the property is located.

Please note that buying a home abroad can have consequences under current local inheritance and tax legislation. It may therefore make sense to seek advice from a lawyer early in the buying process to clarify any consequences, and to find the best solution for you and your family.
