When is it required to have a stop valve?

In Norway, new homes must follow the TEK10 and TEK17 regulations to prevent water damage, which require a stop valve. This applies to most houses built after July 2010. For older homes being renovated, the applicable TEK regulations must be followed. For example, a single-family home from 1985 will meet the building regulations without a stop valve. However, when renovating in 2024, the homeowner must follow the TEK17 rules and install a stop valve.

Important

Regardless of building regulations, we recommend installing a stop valve. This ensures the security of the residential building!

Frost protection with WaterGuard+

WaterGuard+ includes an effective frost protection feature that can be activated directly from the app. This feature is designed to protect against damage caused by frost. When the temperature falls to a preset level (we do not recommend lower than 10 degrees), WaterGuard+ will automatically shut off the water supply to prevent the water pipes from freezing and bursting. This helps to avoid potentially costly water damage in your home while providing you with security and peace of mind, especially during the cold winter months.

Water damage

Have you installed a stop valve in all apartments in the residential building that has prevented more severe water damage on the water pipes? Then you may be able to reduce your excess in the event of damage. Water damage can be very costly to repair, but with the right preventive measures, it can be avoided or limited. By installing stop valves in the residential building, you can reduce the risk of water damage while also enjoying a lower excess should any damage occur. This makes it a sensible choice to invest in stop valve technology to protect your property and save money in the long run.

FAQs:

What is a smart stop valve?

A smart stop valve (WaterGuard+) is a device that is typically installed under the kitchen sink. This control unit acts as an automatic water valve and is connected to the power supply, the water supply and your mobile phone via an app.

By using water sensors strategically placed along the water pipes and under the dishwasher, it reacts quickly if a water leak occurs. If it detects moisture, it will automatically shut off the water supply and alert you to prevent more severe water damage.

It is also connected to the dishwasher's power plug. This allows the stop valve to cut off power to the dishwasher if it detects a leak.

Is the leak protection FG-approved?

Waterguard+ is FG-approved and has been Norway's best-selling leak protection system for the last 30 years.

Can Abra help reduce insurance premiums for our housing association?

Yes, we view this as damage-reduction and therefore provide xx% in premium discount upon installation of Abra Kollektiv leak protection as a preventive measure that reduces the risk of major damage. This results in reduced insurance premiums and can lead to fewer reduced excess costs in the future.

How does billing work?
  • Larger housing associations (housing cooperatives and apartment buildings)
Abra Kollektiv+ is billed through the housing association’s joint expenses.
  • Apartment buildings without a board
Abra Kollektiv+ can be billed directly to the resident/charged to a card.
What is Abra, and how can it benefit our housing association?

Abra is an integrated security system for homes, which offers advanced monitoring and control over the home's security measures. For housing associations, Abra provides solutions such as leak protection and fire alarm systems, directly connected to the board and residents' mobile phones via the Abralife app. This increases security and reduces the risk of costly damages.

What kind of maintenance does the Abra system require?

The Abra system is designed to be low maintenance. Sensors and devices test themselves regularly, and residents as well as the board will be notified through the app if maintenance or battery replacement is needed.

What additional services are available in the Abra system?

When installing Abra Kollektiv+ leak protection, the housing association can access multiple services within the same app and platform.

Abra offers:

  • Collective smoke detection: Interconnected and FG-approved smoke detectors
  • Electric vehicle charging: A platform where the board can appreciate electricity and residents can use the Abralife app to start charging.
  • Access control: Smart door locks on communal doors and entrance doors.
What is the benefit of Abra from DNB?

Abra Kollektiv+ provides you with protection against water damage, gets you cheaper insurance and ensures less water damage.

We have apartments that already have Waterguard, how much will it cost?

We have a product that can be connected to older Waterguard models. If the housing units already have leak protection, this may reduce the installation cost.

Can Waterguard+ detect and stop all water leaks?

Yes, all leaks can be detected by Waterguard, whether the water comes from the building's plumbing system or enters from outside. But only leaks in the building's own plumbing system can be stopped.

How does Abra Kollektiv+ leak protection work?

Abra Kollektiv+ uses advanced sensors and a central control unit (Linkbox+) to monitor the housing associations's water system for potential leaks. Upon detection of moisture or water, the system can automatically shut off the water supply to prevent further damage while alerting the board and affected residents through the Abralife app.

Does Abra have its own customer support department?

Abra has its own customer service that handles inquiries from all customers and can assist with troubleshooting on leak protection.

Does a plumber need to install Abra from DNB / Waterguard+ at my home?

Yes, that is correct. The Waterguard system itself is relatively easy to set up, but it is important that all the water-bearing connections in the system are made professionally. A plumber is required to do this. You can install accessories yourself, but you must arrange this with the responsible installer in advance.

How is the board notified in the event of an alarm?

The board will receive alerts directly on their mobile phones through the Abralife app, providing immediate updates on which device or area the alarm is coming from. This enables a quick response and management of the situation.

Is installing the Abra system in our housing association complicated?

No, the Abra system is designed for easy installation. It must be installed by a certified plumber. Abra and their certified installation partners will ensure a seamless installation process, and residents need minimal involvement. The system can also be customised to meet the specific needs and requirements of the housing association.

Do leak protection requirements only apply to new housing associations?

Under the regulations, leak protection requirements only apply to new buildings and when changes are made to existing plumbing systems. However, if you live in an older building that is not subject to TEK17, the risk of water leaks will be relatively high, and higher than in a new building. Therefore, both we and the construction industry professionals recommend that approved leak protection is installed in older homes as well – even if no changes are made to the plumbing that trigger requirements under TEK17.

We already have leak stop valves, can I still take advantage of the offer? Yes

Yes, we will come out and replace the stop valve you currently have. All materials we take out of the home will be recycled and reused.
