About DNB Property Fund Core Plus

DNB Eiendomsfond Core Plus (DNB Property Fund Core Plus) (DNB ECP) was launched in 2021. The fund’s objective is to build a broad and diversified property portfolio of NOK 3 billion. The fund is reserved for DNB Bank’s Private Banking customers, and stakeholders can contact Private Banking for further assistance. DNB Real Estate Investment Management (DNB REIM) manages the fund and its great expertise and experience in commercial property greatly benefits its customers.

DNB ECP prepares a quarterly assessment of the fund’s total value-adjusted equity. The value of the fund’s properties is established on the basis of the last available reports from the underlying investments. All investments must be valued at least once a year by independent and recognised valuation companies in accordance with established market practice.

Ownership interests in the fund can therefore be classified as real estate. For more information about the property portfolio, see the latest quarterly report.

Target and capital

The fund’s objective is to build a broad and diversified property portfolio of NOK 3 billion.

Sustainability

In accordance with SFDR Article 8, the Fund promotes, among other things, certain ESG criteria. The positive contribution from these criteria will be taken into account in investment decisions, but need not be a decisive factor.

Risk aspects

The risk profile of DNB ECP must be moderate and classified as a “core plus” fund internationally by INREV. Investments in instruments are associated with a risk that the investor may sustain losses.

An indirect property investment in DNB Property Fund Core Plus must be based on a long-term perspective and is therefore not suitable for investors with a short-term time horizon.

The risk of losses or worse returns than expected will also depend on a number of factors. Investors are therefore asked to review the risk elements described in the Subscription Invitation, as well as evaluating the investment based on their own risk profile and financial situation.

Return

Targeted annual total return of 6-9 per cent and regular annual dividend of 3–4 per cent.

Purchase of shares, redemption and liquidation

Shares in DNB Property Fund Core Plus can be freely converted, but changes in ownership must be reported to the board at DNB Property Fund Core Plus AS.

There is a limited annual redemption right for investors.

For more information about redemption, please see the Subscription Invitation. Any liquidation of DNB Property Fund Core Plus is decided by the mutual fund’s investors at the company meeting and requires approval by two thirds of the share capital.
