Setting up a security deposit account is common for a rental property. The deposit can cover unpaid rent or damage to the home.

How to open a Security deposit account

Useful information

  • What you should know:

  • Tenants must be over 18 years old and registered as customers in DNB

  • The tenant owns the account

  • The account is blocked so neither the landlord nor the tenant can withdraw money alone

  • The amount cannot be greater than six months’ rent

  • The landlord pays the cost of opening the account

  • The landlord can demand that the amount due be deducted from the deposit if there is a written tenancy agreement that the tenant shall pay the rent into the landlord’s account at DNB

Preparation

  • What you need:

  • Electronic copy of signed tenancy agreement.

  • Address of rental property.

  • Tenant’s name, national identity number, email and telephone number.

  • Current account number at DNB for charging the set-up fee.

  • You are now ready

How long does it take from the account being closed until I have the money in the account?

If the landlord does not have a claim on the deposit, the money will be paid to the tenant as soon as the landlord has requested release.

You disagree and wish to take legal action. Where should the case be reported to?

From September 2021, the Norwegian Rent Disputes Tribunal will settle conflicts about renting a home across Norway. You can find more detailed information at htu.no

The landlord and tenant disagree on the allocation of the security deposit. What now?

For landlords:
An online form must be submitted from the online bank with the following information:

  • Security deposit account number
  • Date tenancy ended
  • Outstanding amount, outstanding overdue rent and periods it applies to
  • Landlord’s account number to receive payment of rent
  • Account number for disbursement of claims to landlord

For tenant:
An online form must be submitted from the online bank with the following information:

  • Security deposit account number
  • Date tenancy ended
  • Distribution of the deposit amount
  • Account number for any disbursement of the deposit amount to the tenant

The bank will send written notice to the other party with a deadline.
